A Throwback Thursday Staging Story…Don’t Wait

 

One of my favorite staging consultations was one I never gave. Years ago I received an inquiry from a seller whose home had been on the market for a year. (This was in a good market!) 

 

When I asked him why he thought his home had been sitting for so long, he mentioned he thought it might be that he needed new carpet which had been stained by his dogs, as well as other maintenance issues he had not addressed. 

 He had not painted the house in more years than he could remember. 

 

I told him that there were 3 important components that added to the “sale-ability” of a home…Price, Location, and Condition.

Price…he was $100,000 below the other homes in his market. 

Location…He was in a very desirable area Palm Beach County.

Condition…the seller recognized this was the issue and admitted that when he’d first met his agent, he was reluctant to invest any more money into his home.

 

The agent said not to worry “We’ll knock several thousand off the list price. Don’t worry about fixing anything.”

Mr. Seller asked if I could come out and “do my magic” with his furniture or take everything out and bring in rental pieces. 

 

Of course I could…however, I would be wasting his money and my time!  I suggested that he would be better off addressing the maintenance items as well as painting and updating where he could. 

 

When he’d done all of this, if he wanted, I’d be happy to come out. 

 

When I touched base with him, he’d replaced the carpet, painted, addressed some maintenance issues, and had done some updates.

He also fired his agent and hired the agent he should have hired in the first place. 

 

Houses need to be ready to show BEFORE the For Sale sign goes up. 

 

Not investing in the condition of your property costs you money every day it’s on the market.

Kathy, OH MY, that first listing agent did that homeowner no benefits!   Sitting on the market for a one year is just awful.

Joan Cox When I started staging, there was a vacant home that sat there for over a year. Every Sunday, the agent sat in the house and held it open. When I stopped by and discussed bringing in furniture, he responded that he would most likely suggest that the sellers lower their price.

Good afternoon Kathy,

You are absolutely right!! Not investing in the condition of your property will cost you dearly!! I have some sellers working on their home now with painting, carpet, new appliances, etc. My favorite stager will stage it when its ready and it will definitely POP! I'm sure buyers will love it!

You gave the seller excellent advice, Kathy. Yet, I suspect that staging the house would still have been to the seller's advantage.

For sure Kathy, homes need to be 'parade ready' when going on the market. Unless, of course it's an investor sale.    There have been folks that I walked away from as they simply weren't realistic and I wasn't going to put thousands into selling a property that needed basic maintenance done first.

Hi Kathy Streib  I rarely re-blog someone else's blog out of respect for that person.  I am going to re-blog this one.  You know I admire and respect you...and we share online outside of AR.  What you say is so accurate.  Many times the party just needs to see it from a different perspective than the agent across the table.

Painting and replacing carpeting are expenses that almost always come back to sellers in price.  They usually help homes sell more quickly as well.

Kathy, it is sometimes challenging to tell people they need to make improvements in order to sell the home. Providing guidance and the type you shared where it wouldn't cost him a fortune is something the seller will appreciate.

Like you said, the better, the condition, the more money a homeowner can garner with the sale of the property, Kathy. Some professionals understand that concept, advising clients of all benefits prior to listing, while others just want the sale.

Poor condition is so much more of an issue than reducing the price...poor condition sends a clear message to buyers...this home has not been well maintained. It creates doubt in the minds of potential buyers. What about the pipes and wiring and things they cannot see??? Perceived value is everything!

This is SO TRUE!  I will never understand why a seller will try to scrimp and save at the cost of gaining more proceeds and selling faster if they take the time to put in some sweat equity -- clean up and make repairs needed BEFORE you put your house on the market!  I wish every seller would read your blog!  Right on!
