Home Prices Increase | Days On Market Low

 

Baxter Village Single Family Homes

After some softening in Baxter Village average and median home prices in the Fourth Quarter 2022 and the First Quarter 2023, home prices saw a turnaround in Quarter 2-2023, with average home price increasing 5% year-over-year and the median home price increasing 12%. Average home price increased $133,000 quarter-over-quarter. The median home sale price increased $184,000 year-over-year. As home prices in Baxter Village range from low to high by some $300,000+, some of this increase can be attributed to the price mix of homes listed and sold in each quarter. 

The list to sale price ratio in Baxter Village declined year-over-year, but was still a respectable 99.56% and a half percent higher quarter-over-quarter. 

Days on market increased 29% year-over-year, but were just 9 days in the Second Quarter 2023 and 22 days lower quarter-over-quarter. Lower inventory no doubt also contributed to the higher home prices and fewer days on market.

Baxter Village Townhomes

Townhome sales in Baxter Village fully held their own in the First Quarter 2023 and continued to improve in the Second Quarter 2023. The average sale price increased 14%. The median sale price increased 16%. The list to sale price ratio declined 2% from the same quarter in 2022, but was 3.76% higher than in the previous quarter. Just two properties sold, averaging one day on market, which was five days fewer days than in Quarter 1-2023. Lack of inventory of Baxter Village townhomes will keep upward pressure on prices and downward pressure on days on market.

It is very interesting to see the stats of homes and townhomes (condos) from the First Q to the Second Q.   There is a significant improvement in the stats.  It really shows how Spring brings out the buyers and sellers.
