My FICO score went from the 800s to the 400s and back to the 800s. I've owned commercial buildings, apartment complexes, multi-family houses, and single-family homes. In the Great Recession, I came close to being foreclosed and could have declared bankruptcy, but I refused to let either happen. I discovered inventive ways to continue going.
I've bought properties with no money down, low money down, traditional financing, private money, and with my own cash. I've bought with lease purchase and installment contracts, sold with those types of owner financing, and brokered deals with lease purchase and installment contracts.
