I have been a full-time real estate investor since 2004 and a full-time real estate broker since 2008. I've made colossal mistakes and thankfully learned enough to achieve great success. I just published a book for investors, entrepreneurs, and agents with 101 tips that are simple to read and implement.
How to Become a Wealthy Real Estate Investor: 101 Things You Need to Know Right Now has short chapters that get right to the point.
My FICO score went from the 800s to the 400s and back to the 800s. I've owned commercial buildings, apartment complexes, multi-family houses, and single-family homes. In the Great Recession, I came close to being foreclosed and could have declared bankruptcy, but I refused to let either happen. I discovered inventive ways to continue going.
I've bought properties with no money down, low money down, traditional financing, private money, and with my own cash. I've bought with lease purchase and installment contracts, sold with those types of owner financing, and brokered deals with lease purchase and installment contracts. I've had multiple business partners and worked on my own. I've created joint ventures, LLCs, LPs, S-Corps, and C-Corps. I've dealt with horrible tenants and enjoyed renting to awesome people.

I've owned some properties for one hour and some for 17 years. I've done remodeling work on my own and with large teams of contractors. I've managed $1,500 upgrades and $105,000 renovations. I've been swindled by contractors at times, and I have lifelong relationships with incredible contractors.
Today I am blessed that my hard lessons translated into the experience and skills that allow me to live a life by design, not by default. My wife Amira and I live a charmed life in which our passive income exceeds our lifestyle expenses. We have more time to spend with our children and our friends and family.
So many people through the years have asked to pick my brain on real estate investing, entrepreneurship, and building a great business as a Realtor. This book is a way to share my knowledge. I want you to enjoy the wisdom I learned from my mistakes without you having to make the same costly mistakes.
