110 Acres sold for 17.7 million off Slater Rd In N Ft Myers

Fort Myers 21 LLC, owned by Mr. Wendell Spraggins, and managed by Stanley Christensen sold 109 +/- acres off Slater Road in North Fort Myers to Rivers MHC LLC, a Delaware LLC with an address of 315 E Robinson Street Suite 600 Orlando FL.  The sale price was $17,700,000, the sale occurred on July 28, 2023 according to the official records of Lee County, FL.  The transaction was handled by Berlin Patten Ebling, PLLC Mark C. Hanewich, Esq
 
Rivers MHC is Managed by GMF GROUP FUND II HOLDINGS, LLC according to Sunbiz information. 
The SEC filing indicates that Mr. Gabriel Monfried is Manager of Issuer for GMF II. (Attached) 
Matthew Forssman from Orlando FL and Gabriel Monfried from Orlando FL manage the GMF Fund jointly according to SEC filing.

We live in this park that they purchased. What a joke!  

The rent increased by $250/month which is absolutely the opposite of what is stated in this statement:

WE PRIDE OURSELVES ON PROVIDING SAFE AND AFFORDABLE HOUSING AS WELL AS ENABLING OUR RESIDENTS TO ACHIEVE FINANCIAL INDEPENDENCE THROUGH MANUFACTURED HOMEOWNERSHIP.

It is absolutely UNAFFORDABLE to live here now.  We definitely don’t have financial independence now.  We own two homes and have both up for sale now because we simply cannot afford to live this way anymore.  IF anyone calls, they laugh when they hear the amenities compared to the $1050/month rent. 

Also, they took away our security so we are not feeling safe now.  It was always nice to know that our security guard was around when out walking or biking at night.  We don’t have that peace of mind anymore. Again, it goes against the statement above. 

The pool heater is not on (in December) and the pool is constantly overflowing into the road. 

The grass is about 8 inches high right now.  Even when they do mow it looks like a drunk person mowed it. 

We are being held as prisoners now By not being able to sell because any new owners have to pay $1050 to live here.  No one in their right mind would pay that. We have a tiny pool, a dilapidated “clubhouse” and no other amenities. They say we have shuffleboard. Yep, we have courts but the sticks are locked up and we do not have access to them. 

The property management company has employed a woman that lies and is so deceptive that people are turning on each other because no one knows what to believe. 

They are trying to have owners accept a new prospectus which is not allowed according to 723.   They also are attempting to charge everyone for trash now even though our prospectus says that it is included in the base rent. 

This used to be the nicest place to live but it is a rat trap now.  

 

The new owners should be ashamed of what they are doing to our nice little community.

Hi Chris,

I live at Twin Pines Village owned by the same group as you. Have you communicated with any one at Eagle Estates? Plain and simple, GMF. only cares about money and do not play by the rules. Would it be possible to talk with you?
