Pre-listing Packets

Do you prepare a pre-listing packet for your clients? I found years ago that providing my clients with a pre-listing packet is a wonderful tool. This packet provides my clients with thought-provoking information that truly does help me guide them through the listing process.

Here are some of the items I include in my pre-listing packet:

✅ I ask my clients how they would like to receive the packet. Email or delivered in person.

✅ Information about staging.

✅ Checklists regarding things that will be needed such as inspections, warranties, appraisals, surveys, and any other informative documents.

✅ Tips for preparing the home for showing.

✅ What to expect during the listing process.

✅  Checklists for preparing for a move.

✅ Information about photography, showing service, lockboxes, expectations, and more.

✅ Forms to gather information from the clients.

When my clients take the time to look through the Pre-listing packet, I find my listing appointments go much more smoothly. I have also found that my clients like receiving this prior to me showing up.

Pre-listing information is a wonderful tool to communicate what clients can expect when they list their home on the market.

I doubt my prelisting packets have been as detailed as yours, but I have learned they work very well.  I have had several clients tell me that my competition did not share anything with them.  Being on time and leaving something of value is a good recipe for success.

Top of the evening Paula.  Excellent items for listing packet.  I have drifted away from doing so during the past couple of years.  It was a scramble to get out to a home as quickly as possible, know your information, and be able to present it professionally.  We now have time to breathe again.  Perhaps time to get back to the habit.  mdm

Good morning, Paula... sometimes I deliver (or email) a pre-listing package and sometimes I deliver my full listing presentation. I know that people are always stunned when I deliver my listing presentation, which of course, includes the things noted in your pre-listing packet.

Hello, Dr. Paula McDonald I certainly used to provide a lovely pre-listing packet. They each were custom built, and of course, branded. 

In my niche business, pre-listings are consultations that generally last an hour or longer. I estimate 90% of my clients I never meet face to face. 

By the time they call me most have already decided to hire me. They have vetted me prior to calling. I know that based on what they tell me, quoting things they read on my website.  

I am 100% in agreement with your checklist.  Sellers need guidence and resources.

I have a pre-listing and a pre-buying packets. Well actually two for each - residential and vacant land. These are my own creation as we have many buyers coming from outside of AZ.  These buyers for the most part are unfamiliar with open range, legal fence, open carry as well as zoning ordinances.

I have always been a believer of process and procedures - having written formalized process and procedures manuals in my prior career. Our sales process and norms is different here and some of these points don't apply in my market and others are incorporated into our pitch packet, which includes comps - leaving little to a pre-listing packet.
