Enclosed please find the 2nd quarter real estate market statistics for our island. These statistics do not include Hawks Cay or condos. Our market is experiencing a shift. The frenzy that buyers were in over the past 2 years is starting to slow with interest rates rising and the pent-up demand lowering. Our inventory however remains low.
Currently, there are 11 properties sold through June 30th, 2023, with average days on the market of 126 and an average sales price of $2,457,125. This includes both waterfront and non-waterfront properties combined. There were 3 non-waterfront properties sold with an average selling price of $846,000. A total of 8 waterfront properties were sold with an average selling price of $2,921,875. The inventory remains low with a total of 8 properties for sale with 3 of those being non-waterfront and 5 waterfront properties.
