As an Ohio licensed real estate agent I can technically work with any home buyer or seller within Ohio's borders.
Since I'd down in the Cincinnati/Dayton corner of the state and not the Cleveland corner 3+ hours away, it wouldn't be sensible for me to blog about Cleveland communities unless I was willing to join some other MLSs, hire local team members, learn Cleveland particulars, etc. And guess what? That's NOT something I want to do.
Our blogging gives us an opportunity to broadcast to EVERY potential home buyer and seller with access to the Internet, but again, is it sensible to try and reach EVERY one of them?
Not even a little bit. Unless someone out of state is moving to my local service area, there's not much for me to gain by targeting them with general blogging. However, there IS something to be gained with niche blogging because enough of of those out of staters are moving to Cincinnati and they want low maintenance housing. The same information that fuels local consumers to contact us dual purposes to attract out of staters.
On the other hand, there are segments of the consumer market that I strongly prefer not to target with our blogging. I may have posted to their interests years ago, but learned my expertise and personality aren't a good match for their needs.
You want to run investment properties? Not really my thing.
Rentals take up just as much of my time as purchases, and the paychecks are MUCH smaller.
You want to buy a sheriff's sale at auction? The county offers NO commission, and since you're looking for a bargain, paying me out of pocket is probably the last thing you want to do.
Short sales? I've done the last one I'll ever do. I'm more than happy to point you to another agent that can help you better than me when it comes to dealing with the bank.
Instead of pursuing people I don't want to work with, I can use my blog to provide the information to my ideal client base.
I can cherry pick via blogging to find people that value my expertise, aren't financially crunched, know what they want in a home, etc.
Sometimes it's as much as what you DO NOT blog about as to what you DO blog about.
Choose your topics to bring you your ideal clients and enjoy your bowl of cherries :)
