Vista is inland in North San Diego County, bordering Oceanside, Carlsbad and San Marcos. Vista offers a variety of housing options that include tract home communities, custom homes, condos and townhomes, rental complexes, and 55+ communities.
There are homes in rural areas with large lots, and on the hills, some offering terrific views as well.
Vista has mixed use and agricultural areas, as well as a growing and changing downtown with a wide range of shopping and dining opportunities and services. Major commuting routes (e.g., the 15 and 78 freeways) are readily accessible.
The Vista Farmers Market is the oldest farmers market in the San Diego area, operating since 1981. The Market is on Saturdays at the Vista Courthouse Complex on Melrose south of the 78 freeway. It’s worth visiting regularly for fresh produce, artisanal and prepared foods, and much more.
It’s essential that buyers and sellers in the Vista housing market have up-to-date information on local market conditions so they can make educated decisions about buying and selling Vista homes for sale.
The following data are taken from the MLS (private sales are not included, nor are multifamily properties and mobile homes). The data are believed to be reliable at the time this report was written but are not guaranteed.
72 homes sold in Vista in July, a 20% increase in sales from last month, the third consecutive increase. Here are the specifics:
Single Family Homes Sold
63 (up 29%); 15 Average Days on Market; Average Sales Price was $999,098 (no change); Average sales price was 103% of original asking price.
Condos, Townhomes & Duplexes Sold
9 (down by 2); 12 Average Days on Market; Average Sales Price was $574,333 (up 4%); Average sales price was 102% of original asking price.
More Vista homes sold in July than in June. There were substantially more detached single family home sales, but 2 fewer condo, townhome and duplex sales. The average sales price did not shift for single family homes, but was higher for condos, townhomes and duplexes.
The average marketing time was significantly shorter for single family homes, but about the same for condo, townhome and duplex sales. Sales prices ranged from $450,000 to $2,025,000.
Are Vista homes selling quickly? The answer is that many are, with 42% going pending in 1 week or less, but fewer than in June. It’s still important for buyers to decide quickly about touring homes and then making an offer.
While some buyers were able to negotiate their home prices, 69% paid asking price or higher, about the same as last month. Remember to keep this in mind when planning your offer strategy.

The median sales price of the single family homes was $900,000 (no change), and $565,000 (up 9%) for condos, townhomes and duplexes compared to June.
Inventory declined with 74 homes for sale in Vista at the end of July, 17% fewer than last month. Home prices range from $394,900 to $2,750,000. This is an inventory of 1.2 months for single family homes (down from 1.8 months last month), based on the current rate of sales over the last 3 months. There is a 1.1 month supply of condos, townhomes and duplexes (up slightly from 29 days last month).
Vista remains a very strong seller’s market based on supply and demand.
70 new listings came on the market in July, down 23% from last month (91). In contrast 63 homes went pending in July, excluding homes that closed escrow, up 21% from last month (52).
