The Oceanside housing market continues to evolve. This market report does not include private sales or manufactured, mobile, or multifamily housing (the data are taken from the MLS and are believed to be accurate when this report was written but are not guaranteed).

In July 2023 there were 138 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, and 92058), down by 13% from June. Here are the details of the housing activity.
Single Family Homes Sold
104 (down by 6); 17 Average Days on Market; Average Sales Price was $926,578 (up 2%); the Average Sales Price was 102% of the original asking price.
Condos, Townhomes & Duplexes Sold
34 (down 31%); 16 Average Days on market; Average Sales Price was $740,294 (up 21%); the Average Sales Price was 100% of the original asking price.
Overall sales volume for July dropped from June. There were fewer sales of single family detached homes, and significantly fewer condos, townhomes and duplexes sold. The average sales price was slightly higher for single family homes, but substantially higher for condos, townhomes, and duplexes. Sales prices ranged from $351,000 to $2,100,000.
Average marketing time was a few days longer for single family homes, and a few days shorter for condos, townhomes and duplexes. A good number of buyers made prompt decisions, with 46% of the homes going pending in 1 week or less.
While many buyers negotiated their purchase prices, over half, 61%, paid list price or more. The median sales price of single family homes was about the same as last month, at $878,000. In contrast the median price for condos, townhomes and duplexes was 15% higher, at $675,000.
There were 15 homes with an Active Under Contract status, compared to 20 last month. These homes are considered active and are included in the statistics below, but some may not offer more showings or back-up offers.
At the end of July there were 164 Oceanside homes for sale, compared to 155 last month. Home prices range from $345,000 to $6,499,000.
As a result, there is a 1 month supply of single family homes (the same as last month) and a 1.2 month supply for condos, townhomes and duplexes (up slightly from 1.1 months last month), based on the rate of sales over the last 3 months. The Oceanside market continues to be a very strong seller’s market based on supply and demand.
145 Oceanside homes were listed for sale in July, down slightly from last month (149). The number of Oceanside homes going pending decreased slightly to 97, down from 99 in June (excluding homes that actually closed in July).
