Every point you make is a very important point Jerry Newman . One thing I would also add is: How long are you going to enjoy the renovation? We are considering chasing Tina around the globe depending upon where she ends up after graduation. If we are moving in a year or two then a very basic remodel will be in the cards BUT if we are going to stay put we will do a major remodel.
