In August 2023 there were 1341 homes sold which was a 6.5% decline from the homes that sold in August 2022. Average sales this year were $383,154 a 5.7% incline over 2022’s $362,451. Average days on the market for August of this year was 38 days at a 100% incline from last year’s 19. The list price percentage had a decline of 1.9% with 98.8% this year vs. 100.7% last year. The inventory of homes for sale came at a 25.5% increase with 2929 this year and 3676 last year. With only 3.1 months’ supply heading into July, the lack of inventory has boosted competition among buyers and put upward pressure on sales prices, especially in more affordable markets, where competition for homes remains particularly strong.
