#1 in a Series – Halloween Trick or Treats from a Realtor

Real Estate Agent

With autumn getting set to knock at our door, I suspect many Realtors and other aligned professions may be contemplating marketing strategies for the coming season.  I may be able to provide an idea that will help.

Realtors are always looking for unique ways to get their name out to the public - and to keep it there! And, certainly when I was actively listing and selling real estate, I was no different! There were the usual newsletters, cold calling, and local newspaper ads that are usually seen.

But, in the midst of a really down cycle in the housing market, one autumn day, I found a neat way to efficiently and economically have marketing materials delivered for FREE.  I decided to create little Trick or Treats for the kids visiting my door on Halloween.  Inside each little treat bag, I placed not only the expected candies and treats for the children, I also placed a Certificate for a Free Market Analysis, for their parents.

Over my 40 years as a real estate professional, I was amazed at my success from marketing that way.  There was absolutely no cost for distribution. There was no postage, or paying someone to distribute.  The Halloween kids simply came to my door, and acted as delivery agents for the Market Analysis certificates, to their parents.  I often told them, there was a little something extra inside those little bags of treats, for Mom and Dad.  The added bonus for the children and their parents came from knowing WHO had provided the candy. And, that they could expect it to be safe for the children to eat.

I am certain other real estate professionals, in the ActiveRain community, have equally good ideas for creating, and distributing marketing materials to the public.  And although I’m retired now, I’d love to hear them!

I don’t know if I’m ready for Halloween yet, but this looks like good times!

Laura Cerrano - I'm having a really hard time wrapping my head around the idea, that we are this deep into 2023.  This year is passing quicker than smoke through a keyhole.

Hello Myrl - finding a right-for-the-moment marketing message that works for you is a success.  While such strategies may not be duplicatable, there is a plan that can be effective when thought, some creativiity and maybe some magic goes into the process.

That's a great suggestion for those who get trick-or-treaters!

Good morning Myrl,

I love your lead photo! You have a great idea that many many latch onto. It's just so hard to think about Fall when today its going to be a 106 again!

Michael Jacobs - I also found that materials that are likely to stay in the hands of folks, more than a few moments are valuable.  I liked distributing calendars each year to my client list.

Kat Palmiotti - It is interesting, I have lived in my home for 40 years.  When the neighborhood was younger, it wasn't uncommon to have as many as a couple hundred Trick or Treaters.  Now, I rarely get more than a dozen or so.

Bill Salvatore - East Valley - Thanks for stopping by.  I hope you have a pleasant weekend.

Wayne Martin - Naw, we are enjoying retirement too much.😊

Dorie Dillard Austin TX  - I'm having those same thoughts.  Warmer than usual weather is delaying thoughts of Autumn being here.

Love the picture, Myrl. Love your idea of offering a free CMA to the trick or treater's parents.

Hi Myrl,

I love this idea!  You are a creative genius!   Unfortunately, my neighborhood does not get any trick-or-treaters.  We never have.  But this could certainly work for others.

Some areas have "trunk" or treat and this could work well there.

Nina Hollander, Broker - That marketing idea brought me a good number of clients over the years, especially in my neighborhood.  However, in recent years, the number of kids at my door has dwindled, as the neighborhood got older.

Will Hamm - Yes, it did.  And, I loved the easy distribution.  There was no mailing, or walking the neighborhood.

Sheri Sperry - MCNE® - Yes, it would work with "Trunk or Treat."

George Souto - Each little treat bag contained candy for the kids, and the CMA certificate for the parents.

Hi Myrl- that would have been a great delivery system in my old neighborhood where i had 125+ trick or treaters.

I love that marketing idea. I have seen it done in the neighborhood where my son-in-law and daughter used to live. We went out with our two granddaughters on Halloween and they did receive real estate information as they went from house to house.

What a clever idea Myrl Jeffcoat - unfortunately for us in that regard, we have not seen a trick-or-treater in our neighborhood for 20 years! There's no kids here under college age...and they are having parties LOL.

I like the idea, Myrl. Like some of the others, I don't get a lot of trick-or-treaters. I'm mailing postcards this year to my sphere, and trying to come up with some other ideas too.
