Vista is an inland community in North San Diego County, bordering Oceanside, Carlsbad and San Marcos. Vista offers a variety of housing options including tract home communities, custom homes, condos and townhomes, rental complexes, and 55+ communities. There are also homes in rural areas with large lots, and on the hills, some offering terrific views.
Vista has mixed use and agricultural areas, as well as a growing and changing downtown with a wide range of shopping and dining opportunities and services. Major commuting routes (e.g., the 15 and 78 freeways) are readily accessible.
The Vista Farmers Market is the longest running farmers market in the San Diego area, in operation since 1981. The Market is on Saturdays at the Vista Courthouse Complex on Melrose south of the 78 freeway. It’s worth visiting regularly for fresh produce, artisanal and prepared foods, and so much more.
It’s important for buyers and sellers in the Vista housing market to have up-to-date information on local market conditions so they can make informed decisions about buying and selling Vista homes for sale.

77 homes sold in Vista in August, a 7% increase in sales from last month, the 4th consecutive increase. Here are the specifics:
Single Family Homes Sold
68 (up 8%); 20 Average Days on Market; Average Sales Price was $949,214 (down 5%); Average sales price was 98% of original asking price.
Condos, Townhomes & Duplexes Sold
9 (no change); 13 Average Days on Market; Average Sales Price was $518,962 (down 10%); Average sales price was 102% of original asking price.
More Vista homes sold overall in August than in July. There were more detached single family home sales, but the same number of condo, townhome and duplex sales. The average sales price dropped for single family homes, as it also did for condos, townhomes and duplexes.
The average marketing time was longer for single family homes, but shorter for condo, townhome and duplex sales. Sales prices ranged from $392,000 to $2,500,000.
You might wonder if Vista homes are selling quickly? The answer is that many are, with 34% going pending in 1 week or less. As a result, it’s important for buyers to decide quickly about touring homes and then making an offer.
Some buyers negotiated their home prices down from list price. However, over half (57%) paid asking price or higher. It’s wise to keep this in mind when planning an offer strategy.

The median sales price of the single family homes was $895,000 (down 1%), and $465,000 (down 18%) for condos, townhomes and duplexes compared to July.
Inventory rose slightly with 77 homes for sale in Vista at the end of August, 3 more than last month. Home prices range from $490,000 to $2,750,000. This is an inventory of 1.1 months for single family homes (down from 1.2 months last month), based on the current rate of sales over the last 3 months. There is a 1.1 month supply of condos, townhomes and duplexes (the same as last month).
Vista remains a very strong seller’s market based on supply and demand.
67 new listings came on the market in August, down 3 from last month (70). 44 homes went pending in August, excluding homes that closed escrow, down 29% from last month (63).
