How To Prepare Your Home for Sale: Focus On The Product

 

Housing markets are cyclical. There are Seller’s Markets and then Buyer’s Markets. What’s a seller to do?  One caveat in selling your home that does not change regardless of the market…the perceived value of a property is important to all buyers. 

 

This is why it is critical for sellers to start early to prepare their house for sale. 



FIRST…

START to think of your home as a house…a commodity you will have to market. 

If you have a mural you painted in your firstborn’s room or pencil marks on the door jam denoting your child’s growth, don’t let your buyers become distracted by them. 

Take photos of them, then grab the paintbrush and cover them up. 

    Don’t listen if they tell you that you don’t have to paint because buyers will want to choose their own colors!

 

 

SECOND…

Resist the urge to listen to all of your friends, neighbors, and delivery persons who tell you that you don’t need to do a thing. 

-Some are being kind when they tell you that your house is ready for the For Sign. 

-Some come from the school of thought that still thinks if a buyer doesn’t like something, they don’t have to buy it. 

-And there are still some who haven’t quite adjusted to today’s market and think that there are buyers in abundance who will buy anything.

THIRD…

Hire the most knowledgeable local agent you can.  

You need an agent who knows the local market and who knows what is selling.

You need an agent who can guide you through the transactions, obstacles, and oops moments. 

You need an agent who will not be afraid to tell you exactly what you need. 

You DO NOT need to hire your neighbor’s son who just got their license and lives in another county.

Good morning Kathy,

Excellent post! I always tell my sellers once we sign the listing agreement they can no longer think of their property as their home. It is a product to sell and we have to package it to attract the largest number of buyers available at the time we come to market.

Carol Williams it's very hard even if you've only lived in a house a few years. When we sold a home in Delray I left behind a coconut palm that we grew from an actual coconut. It bent beautifully over the pool. You can understand why Larry nixed the idea of taking it to our new home in Northern VA!!!

This is all good advice for sellers. It can be a tough psychological and emotional transition from living in and enjoying your home to selling a house, but the homeowner's thinking needs to change to be maximally effective with their sale. It's an important discussion to have early on in the process!

In my area, we see agents from out of the area listing property. It is frustrating to work with these agents in either buying or listing. They expect me to do 85% of the work and do not communicate or show up for inspections 🙄

Less is better.  Taking memorabilia down is an absolute must. Often times sellers do  not understand or heed the significance of the suggestions we provide as professionals.

When we take on a new listing, we should have already prepared the seller for understanding the difference between a home and a house.  The heart of HOME you take with you wherever you go.  The house?  It is a commodity and must be prepared and listed for the Buyer's eyes.  Sellers who understand this seem to do the best in the sales department,.
