Water has quite the calming effect on people whether it is sitting on a deck near a river, beach, bay, creek or lake. It is also a life long dream for people to want to purchase a home with water views. Let's talk about how Flood Insurance can protect you and what to look for when you are searching for home. Trust me, I'm not going to talk you out of any dream you have and especially one with water views! It's is also one of my dreams I'm working to come true!
There are different types of flood insurance and flood zones. FEMA ( Federal Emergency Management Agency) declares flood zones through the United States. In the area I live in Pennsylvania the "AE" Flood Zone is when you will need to get Flood Insurance. There are exception to rules of course but your mortgage lender will need to allow them also. There are policies that will protect you in a flash flood and others that will only provide insurance coverage if FEMA declares the area as a state of emergency. Flood insurance can be costly with high deductibles. Private policy can have lower cost and the coverage may be better.
I live and sell real estate nears rivers and creeks in Bucks, Montgomery, Lehigh and Berks County. Our major rivers are the Delaware, Lehigh, and Schuylkill Rivers. Many of our creeks are connected and flow through towns. Building and Developing have taken away imperious surfaces that help absorb the water.
Don't let that stop you. Get more than one estimate when shopping for flood insurance. Look at the area you want to buy in and see how you can manage the water on the property. Do dead trees need to cleared out in and near the creek or river to keep the water flowing? Do you need to plant more trees to absorb the water? Is there a watershed conservation group or department that meets up to protect the wildlife in the area? For those looking in other states near bays and oceans check with a Realtor and Insurance company what is the best coverage that makes sense for that property.
