What Makes Prospect CT A Fine Place to Call Home? Part 3

Many of the residents of Prospect CT  enjoy living in stand alone residential properties. The majority of plots are individual sites and there are very few planned subdivisions in town.  As public services are so limited, there are limited areas for cluster properties like condos.  That doesn't imply that there are nine, however.

There are 2 condo developments in Prospect CT town and they are designed for owners 55 years old minimum.

The smaller of the 2 developments is called Boulder Brook Condos located off of Union City Rd, (Rt 68).   Built in 2005, Boulder Brook has just 35 units, all offering spacious 1590 sq ft, 2 bedroom homes.

The basics include first floor master bedroom suites with plenty of closet space. All models have second floor landings with sitting areas and another full bedroom suite for guests or adult family members.

Full garages with storage areas, gas heat pump furnaces with central air offer efficient year-round temperature control.

Large kitchens with formal dining areas make these luxurious and comfortable.

Boulder Brook offers a private meeting room for large parties, with kitchen services.

All units have privacy decks for summer relaxing and entertaining.

The largest adult condo complex in Prospect CT, is the Regency at Prospect complex, developed by Toll Brothers.

All units feature full master bedroom suites located on the main level, as well as modern kitchens, formal dining areas, and spacious living rooms. Models have 2 bedrooms with some having a 3rd bedroom as an extra option.

Standard on all units would be gas fired hot air furnaces, and central air. First floor laundry and attached garages sized for 1 or 2 cars.

These designs afford owners the end unit features yet the economies to keep costs down. Units range from 1,400 sq ft to 1,800 sq ft in style.

The sloping land that the complex occupies allows for much open space and units can be purchase with decks for entertaining as well as walk out basements.

The complex features a common building for socializing with other residents, as well. as tennis courts, bocce pits, and a large swimming pool. Many residents can be seen walking the sidewalks with their pets, or just some exercise.

There are a total of 366 units in the development.

There are no condos currently for sale in ether complex, but they do come on market occasionally. If you want to be put on a mailing list for condos that may come on market, reach out to me at easilva48@comcast.net and I will set it up.

Hi Ed,

Many people want to live in planned communities, and Prospect CT has some good ones for clients to check out. It is a fine place to call home.

Ed, great post about Prospect, and nice to know where the 55+ communities are located.  Although my neighborhood is not regulated, many are in their 80's.

I definitely like the properties where the primary bedroom is on the first floor and when I was looking at homes for myself I didn't even consider any two-story homes where the primary bedroom was not on the first floor, haha.

Hi Ed... we have a Regency at Palisades by Toll Brothers here in Charlotte... an active adult (not age restricted) community. I've sold a number of homes there representing both buyers and sellers. I guess they must be using the name Regency in many of their communities around Charlotte.

Ed (Edward) Silva, 203-206-0754 - I've never been to Connecticut and I don't know anything about gas heat pump furnaces. Today, I learned a lot more about CT than I read from different books I read with stories about people, but not what it is like to own a home in Connecticut.

Thanks for educating me!

Sheri Sperry - MCNE®   These 2 complexes are located near the town lines of the adjacent towns, which allows them to bring in the services needed for cluster housing such as sewer, water and gas.

Bill Salvatore - East Valley   Thanks for stopping.

Kathy Streib   These communities are attractive for the services they offer as well as being within the tone of Prospect CT which has cheaper taxes than the adjacent towns.

George Souto   Our family first moved to town in 1974 and we bought our home here in 1996.

Joan Cox   That is a very high age category for a community. That requires extra services.

Brian England   A home built for seniors requires space and everything essential to be comfortable on the same level.

Nina Hollander, Broker   There are at least 4 other Toll Brothers developments in the state, and all are Regency of one type.

Roy Kelley, thanks for taking the time to stop.

Patricia Feager, MBA, CRS, GRI,MRP   I do believe that knowing the mechanicals of a house are important to a buyer especially if they are buying with a specific budget.
