Good morning, Brian... just astonishing how many people still don't understand that their first step has to be a solid pre-approval. More astonishing is how many people resist doing it up-front. I don't consider those motivated buyers and don't waste my time with them.

I have come across quite a few buyers that tell me what they want Lawrence "Larry" & Sheila Agranoff. Cell: 631-805-4400 only for me to find out that they can't afford that, haha.

Hi Brian,
Pre-approval is critical before even thinking about shopping for a home. When I was home shopping, my pre-approval always started with me and how much I would felt comfortable spending, regardless of what the lender told me.  Getting lender approval, of course, was the next necessary step before actually shopping.
