How many Houses Does the average Home Buyer view before Purchasing?
HGTV would have you believe home buyers look at 3 homes and then decide on one home. The Home Search ProcessBuyers typically searched for 10 weeks and looked at a median of five homes, and viewed four homes only online. The number of weeks searching for a home grew from eight weeks seen in the 2020 and 2021 reports.
Fast forward to today, Oct. 25, 2023
My current buyers just put a home under agreement to purchase. We started the home search on Aug. 24, 2023
After a lengthy Zoom video conference call, I learned they were pre approved, an important first step. They also were in no hurry because they wanted to move in Dec. for a job change. I advised them of the low inventory and time line to buy a home. We needed to start looking now. I set them up to receive homes for sale that met their criteria and price range. I then set up an appointment to show the first time home buyers a home they thought they would like. They learned so much from viewing that home with me that they were able to narrow down their home search. They also decided to raise their price range and add another town. Two weeks later we looked at another home. Over the next few weeks, They looked at about a hundred homes for sale online and asked me dozens of questions. Their questions included septic systems, lead, flood insurance, deposits, time lines. etc. Did the house they were interested in have any disclosures or red flags? They learned a lot and were really well informed to make a good decision.
They went to 4 Open Houses. We viewed 3 more homes and then we found the one. I drafted the paperwork and legal forms and they put in a competitive offer and won the Bid!
They toured a total of 9 homes for sale. It took them 8 weeks to put a home under agreement to puchase. They are thrilled they are scheduled to close on the home and get the keys on Dec. 21, 2023.
What's the most amount of homes I have shown a home buyer before they purchased the ONE.
Forty Eight ! The sweet home buyer needed a large home, and was looking in just one town. She also wanted the property to fit all her furniture and her Mom's furniture. It took us about a year.
The home buyer ended up buying a New construction home across the street from the family farmwhere her Mom grew up. ❤️
