Month of Oct.– unit sales of 34 did not reach last year’s total of 38 as anticipated, reflecting a 10.5% decline. Average and Median Sale Price was down 7.4% and 7.9% respectively to $449.2 and $414.2 An interesting observation is that the month’s sale prices are ahead of the YTD results, as sign continued decline may be behind us. We also had a sale of a custom home helping to skew the numbers for the month. Days on Market were 54 vs 32 one year ago, a 69% increase. On a price per sq ft basis, prices continue to soften to $224.1/ft, a 12% decline on Average. Looking ahead to November 2023, there are 39 re-sale homes currently contingent or under contract/pending. We should exceed last November’s total of 27 units sold.
Oct. YTD – Units sales of 358 is 13.7% behind last year’s 415 results. Average Sale Price was down 8.2% to $439.9k. On a cost per sq ft basis Average Sale Price is down 10.3% to $232.3/ft.
