We wanted to let you know that the county made significant changes to the rules and definitions of Accessory Dwelling Units (ADUs) in 2023. But, in a nutshell, if you own a single-family home in the county, you may be eligible to expand!
What is an ADU you ask? ADUs are secondary housing units located on the same property as the primary residence. ADUs come in many forms from the famed “she-shed”, to a home office or studio, guest suite, or a place to accommodate a family member. It’s a fantastic way for you to expand the use and value of your property.
Anne Arundel county specifically defines an ADU as “a second dwelling unit in an owner occupied, single-family detached dwelling that occupies the lesser of a maximum of 1,000 square feet of floor area or one-third of the floor area of the dwelling or (added in 2023) a smaller dwelling unit located on the same lot as a principal single family detached dwelling. Only one ADU per property is allowed and you have to meet minimum lot size requirements and meet all city and county regulations for permitting.
Further, the city of Annapolis expanded the use of ADU’s to allow rentals, letting you generate revenue at home.
In summary, ADUs can not only enhance the functionality of your property, they will increase your value and give you flexible housing options and even provide for additional income. Always check all details with county zoning, obtain all required permits and use a MD licensed contractor to complete all work.
