Manchester NH Real Estate Market REPORT Nov. 6, 2023.  We have seen some big changes in our market this fall. Lets look at some trends then we can go over what they mean.

LETS TAKE A LOOK AT SOME TRENDS:

There are nearly twice as many homes For Sale since July

Average listed Single Family List price is down nearly $30,000 since July

Average Single Family Sale price down nearly $7,000 since July

There were 127 less Single Family homes sold this year 2023 from last year 2022

in Manchester

-----

Average listed Condo List price is down nearly $24,000 since July

Average Condo Sale price is up $3,500 since July

There were 94 less Condos sold this year 2023 from last year 2022 in Manchester

------

Home Prices over all are falling. Location and condition matter greatly.

Some Homes are being Sold too low when not priced right even in this market.

Lots of home sales under contract are falling through.

Yes, there are deals out there for buyers.

Yes, Homes are selling, but have to be priced right. Over priced homes are no longer selling in this market, If you are not getting offers, chances are you are over priced

The great amount of relocation buyers have slowed considerably.

-------------

WHAT DO THESE TRENDS MEAN:  We have seen more homes coming for sale. Most home owners will tell you they can not sell until they find a house to buy. Yes it is possible and we guide you through each step of the buying and selling process.

MANY ASK WHAT THE DIFFERENCE IS FROM ONE AGENT TO ANOTHER? As with a changing market, you will find an Agents experience matters the most. In brief the differences can be great. Experience Matters more than ever. Communication Matters. The ability to work with you each step of the Buying or Selling service. Let us show you there is a difference. Many newer agents have never dealt with a changing market. Many have not dealt with high interest rates and tough bank conditions for getting a mortgage. Again, this is where experience can shine,

DOES IT MATTER WHICH REALTOR I USE? The short answer is YES. It matters. There is great difference from one agent to agent another though. All agents are not created equally. Bigger is not better. Experience matters. Choose the Best agent not the biggest. Choose experience over not experienced. Choose Local over National. Please support locally owned businesses and chose us, your home town Realtor for 37 years who offers some of the most personal and professional service there can be. We stand by you through each step of the buying or selling process. Let me show you there is a difference from one agent to another.

The amount of homes in Foreclosure has risen. If you are behind in your mortgage you have choices right now. We can explain what options may be available to you if you are behind in your mortgage. We also have an increase in divorce listings and Estate sales.

Hello Scott - it is nice to see you and this Manchester NH area real estate update show up on the AR blog roll today.  Markets change, shift and constantly redefine the importantce of local representation.   And "deals" remain a factor.

Kinda reminds me of the meaning of the word - isn't it a deal when it's yours and you no longer have to search and scour homes for sale?   Unless, of course, you prefer to kick tires and talk about the "one" that got away.   Hope all is well with you and with your business.

Scott Godzyk  : The quality and experience of agents in the market matter!   You hit the nail on the head when you say that many agents just do not understand how to work in a market where interest rates are higher. ---- It really is good to see you back

Hi Scott- I'm so happy to see you in the blogroll!!! Some things may have changed in your area with this market adjustment but one thing that hasn't is that you are the local agent to go to. Yes, not all agents are the same so it's important to hire the very best local agent!!!
