Manchester NH Real Estate Market REPORT Nov. 6, 2023.  We have seen some big changes in our market this fall. Lets look at some trends then we can go over what they mean.

LETS TAKE A LOOK AT SOME TRENDS:

There are nearly twice as many homes For Sale since July

Average listed Single Family List price is down nearly $30,000 since July

Average Single Family Sale price down nearly $7,000 since July

There were 127 less Single Family homes sold this year 2023 from last year 2022

in Manchester

Average listed Condo List price is down nearly $24,000 since July

Average Condo Sale price is up $3,500 since July

There were 94 less Condos sold this year 2023 from last year 2022 in Manchester

Home Prices over all are falling. Location and condition matter greatly.

Some Homes are being Sold too low when not priced right even in this market.

Lots of home sales under contract are falling through.

Yes, there are deals out there for buyers.

Yes, Homes are selling, but have to be priced right. Over priced homes are no longer selling in this market, If you are not getting offers, chances are you are over priced 

The great amount of relocation buyers have slowed considerably.

There are 44 SINGLE FAMILY HOMES FOR SALE: The average Listed priced home is $472,291. The lowest priced home is $275,000. The highest priced home is $829,000. The average DAYS ON MARKET is 26


There were 18 New Listings this week.
There are  83 SINGLE FAMILY HOMES UNDER CONTRACT
There are 19 add SINGLE FAMILY HOMES CLOSED this week.

2023: There are 565 SINGLE FAMILY HOMES SOLD 1/1/23 TO 11/6/2023. The average SALE PRICE is $419,290. The average DAYS ON MARKET is 14. 

2022:There are 692 SINGLE FAMILY HOMES SOLD 1/1/22 TO 11/6/2022. The average SALE PRICE is $405,308. The average DAYS ON MARKET is 13.

2022: There are 372 CONDOMINIUM STYLE HOMES SOLD 1/1/22 TO 11/6/2022. - The average SALE PRICE is $269,519. The average DAYS ON MARKET is 13

There are 179 MULTI FAMILY HOMES SOLD 1/1/2023 TO 11/6/2023. - The average SALE PRICE is $562,267. The average DAYS ON MARKET is 20.

Hello Scott - it is nice to see you and this Manchester NH area real estate update show up on the AR blog roll today.  Markets change, shift and constantly redefine the importantce of local representation.   And "deals" remain a factor. 

 Kinda reminds me of the meaning of the word - isn't it a deal when it's yours and you no longer have to search and scour homes for sale?   Unless, of course, you prefer to kick tires and talk about the "one" that got away.   Hope all is well with you and with your business.
