The numbers are in for the June 2008 Boise Idaho Metro Real Estate Market, and things are looking up in the Gem State!

Overall, the average Days on Market was 80 days, and the sales price as a percentage of asking price was 93.5%.  The number of pending homes is higher than the number of sold homes in all 4 major markets in the Boise metro area.  This shows that next months numbers will be even higher! 

The average sold price was higher in all 4 cities as well.  If you have been waiting for the market to bottom out, you may want to start looking to buy before the prices go up even more.

Pam, I just wanted to say from an outsider perspective your avg DOM and Sold Price to List Price ratio was excellent in our tough economy. Very good numbers in my opinion. Thinks look good for the Meridian and Boise areas.

Thanks for visiting Gary.  Idaho is doing very well even in this tough market.  Just like everywhere, there are a fair amount of short sales and foreclosures, so there are some great bargains available.  The overall market is strong though, so it is a very good market for those looking to invest.  Sometimes it can be very tricky to tell what is a good price, so I would encourage investors to enlist the help of a professional REALTOR to help them make wise decisions.
