This week the median list price for Beverly Hills, CA 90210 is $9,872,500 with the market action index hovering around 27. This is about the same as last month's market action index of 27. Inventory has increased to 164.

WONDERFUL market report, Endre. Seeing 'buyers market' on a market report really does give one pause, doesn't it? And, your median rental rates are crazy!! 

I too was happy to see the rates drop a bit in the last 10 days. We just Closed on our new house and were able to snag a 7% rate but, DANG, it's so crazy that we are holding a small mortgage at 2.5% on our lake house. Now, 4 years later, our mortgage on our new place is at 7%!! We'll be paying that off as soon as we sell this one! LOL

I attended a conference with Dave Stevens last week and his outlook is quite good for our business. He did, however, give Jerome Powell a big fat "F" for his response to the economy. He over-corrected and truly did push us into a recession. He feels it will be easy to bounce back but, Powell is still at the helm so, we're at his mercy!

Hi Endre Barath, Jr. - In most areas, just like Beverly Hills, we are seeing a return to more seasonable conditions. My guess is that interest rates are not that important to Beverly Hills buyers because they are more likely to pull money from investments instead of borrowing.  However, a softer market means that buyers don't need to react as quickly and can take more time to purchase.

Endre Barath, Jr. hi Endre... no money in leasing in Charlotte. You're lucky to get 10% of one month's rent. If average rent is just over $2,000, you can see how little money one makes for the investment of time. In NYC if I did the occasional rental, my commission would be equal to a $350,000 sale.
