Browsing online for a home is aways fun and exciting because you are mostly viewing elegantly decorated homes including beautiful, sculpted yards and gardens. When browsing be careful, you may not be getting the true picture. Just viewing online, it may be difficult tell if the home is close to a busy street which produces loud noise, hidden plumbing problems and/or property has already been sold. Since the above may be true, now is the time to set expectations by completing a home buyers’ worksheet. Within this worksheet be sure you define must haves and nice to haves. Review online property sites that show only current homes that are available. Recommend reviewing homes from realtor.com because they receive updates every 15 minutes from Multiple Listing Services (MLS). Their information is more accurate and current compared to other sites. Look closely at the photos and detailed information provided and realize sometimes that does not review all the facts. There may be hidden cracks, busted boilers, and/or leaky pipes. This is why it is necessary to do a visual inspection and have a professional inspection done on the property. As a buyer, if you cannot do a personal inspection with your realtor, then it is extremely important you have a trusted realtor who will research the property for the true facts. An agent is a loyal friend who will identify hidden problems you would not recognize. In addition, review the amenities that are available in the immediate area which are close to the property that you are considering, such as schools, and shopping centers, etc. Finally, you are probably not going to find the perfect home while browsing online but consider the experience an effective way to get started and an educational experience. This will give you an idea of what types of homes are available. After doing this research you are ready to start your physical search with a real estate agent. After you sign a contract on the property you wish to purchase, be sure to have a professional inspection.
