Key take-aways about the Tega Cay housing market in October 2023:

Average home sale price declined month-over-month and increased slightly year-over-year.
Median home sale price declined from September 2023 and increased compared with October 2022.
Inventory declined month-over-month and year-over-year. Despite the decline in inventory and new listings, the months supply of inventory at 5.19 months kept Tega Cay a balanced market between home buyers and home sellers in October.
New listings declined 47+% from September 2023. Compared with October one year ago, new listings declined almost 35%.
Days on market increased 16 days from September to 31 days.
Sold properties declined from the previous month of September and also compared with October one year ago.
At a 98.76% list to sale price ratio, Tega Cay home buyers are still not seeing a big opportunity to negotiate on price.

I can understand the numbers better for Tega Cay with your comment "is a bit of a seasonal market as it sits on Lake Wylie... so lots of people focus in on it in early spring to get a head start on the boating season." That makes sense.

Nina Hollander, Broker - Tega Cay sounds exactly like a place that would please me because it is a tiny little upscale, lake-side community! Who doesn't want quality life style without the congestion? Compared to Mint Hill, Tega Cay sounds very stable and it would have to be a very good reason why anyone currently living there would want to move. However, population is a factor. Still in all, it sounds like the wait to purchase is worth it!
