This darling 2-bedroom condo has found a very happy new owner, my client! It's a very special closing for so many reasons. My client is the son of friends I've known for more than 18 years. He's a VA buyer - we ratified just before Veteran's Day - and a first time buyer. In a fast-paced market with limited inventory buying with a VA loan can be quite the challenge. You are competing with cash buyers and conventional loan buyers who put down a large chunk of money, and possibly adding appraisal waivers to their offers. There's still a stigma attached to the VA loan process, unfortunately, because of its appraisal being often - and wrongly - viewed as too strict.
My buyer wrote two prior offers before he got the one - neither presented any red flags that could have potentially been an issue with the VA appraisal.
He did compete against another buyer on this townhouse in Marble Hill as well. But, he put his best foot forward, wrote a strong offer, and worked with one of the best loan officers around, Cylda Hodo with First Home Mortgage. Marble Hill is condo townhouse community in Elkridge, MD, just off Route 1, that has been growing in popularity ever since Ducketts Lane Elementary Street opened across the street in 2012. It now also feeds into the brand-new Guilford Park High School that welcomed its first freshman and sophomore students this school year. Marble Hill was developed in the early 1980s, and consists of 2-and-3 bedroom townhouse-style condos. The community includes a tot lot and tennis court, has well maintained common grounds, and it is pet friendly. The condo fee is comparably low, just $125/month, but, as I just verified again, the community maintains a very healthy budget and sizeable reserve funds. That's a really big deal when many other condominiums struggle to make (mandated) major repairs.
