Being Present at Final Walk-Through

 

Prior to closing and recording, the only people who need to be at the final walk-through are the buyer(s) and their buyer agent. Unless the buyer designates, in writing, someone to represent them because they are unable to be there in person.

 

Most walk-through's are done 24 to

48 hours before settlement.

 

The seller(s) need not be present unless, at the buyer's request, and agreed upon, in that case, the listing agent should also be there. This is the last chance to check the overall condition of the property and ensure no damage has occurred since the last visit.

 

Three things to take along:

1. Inspection Report showing any/all necessary repairs that needed to be remediated. This is the last chance to check the overall condition of the property to ensure no damage has occurred since the home inspection, especially during seller's moving day.

2. Accepted Offer Docs to be a guideline for defined terms and conditions by both buyer & seller parties. As part of due diligence, this gives peace of mind knowing a solid investment is being made prior to closing and recording on the property. 

3. A Cell Phone | Notepad for snapping pictures of and noting any new damage or potential concerns. This serves as an updated time stamp, showing the house in real time and will confirm all agreed-upon inclusions and exclusions prior to moving in.

 

 All repairs the seller committed to

should be completed by this time.

 

The final walk-through is not a home inspection, it's to verify overall property condition, cleanliness, inclusions and is free of seller's belongings. This can boost the confidence of the buyer, encouraging a pleasant transition into becoming the home owner.

 

It pays to be present before, during and after the sale!

Hi Wanda... I try not to do final walk-through before 24 hours prior to closing. Anything can happen in the intervening hours. If I have clients who need to do a walk-through sooner than 24 hours or less, I will do another walk-through on my own a few hours prior to closing "just in case."

Good morning Wanda,

I try and do the final walk through the evening before closing. Depending on the weather you never know what can happen. I always tell my buyers this is not inspection time because we should have all receipts of repairs negotiated, and we have gone over the closing documents they will be signing. It is to make sure there was no damage upon moveout, that all the sellers belongings have been removed and the house is clean and move in ready.

Hello Wanda, I make it a must that we do a walk thru before closing after one time buyer did not have time and it was a mistake.  Sellers rid half the wallpaper off.

HI Wanda- couldn't agree more. Like Nina Hollander, Broker and Dorie Dillard Austin TX I would want my Final Walk Through if I were a buyer, to be as close to the closing as I could. There's a lot that can happen when a seller moves out.

During the walk-through, I also take photos, Dorie Dillard Austin TX, for my records. That way, if something happens when buyers are moving in, thinking it was over-looked, it can be proven otherwise! That happened one time.
