Residential Real Estate For Sale in Addison, Texas

The total number of currently available residential properties for sale in Addison, Texas is 27, up from 25 active listings last month. Twenty one are pre-owned and 6 are new construction at Addison Grove. Currently for sale, there are:

  • 10 single family homes (ranging in price from $515,000 to $5,850,000)
  • No half-duplexes
  • 7 condos ($275,000 to $560,000)Addison Timbers HOA home
  • 10 townhomes ($525,000 to $880,000)

Eighteen of the 27 available homes have been on the market for longer than 30 days. The average number of days on the market for the current "active" status, pre-owned homes is 71 days, as compared to 92 last month. Properties Scheduled to Close

There are 18 homes in the pending status (waiting to close), as compared to 23 last month. Twelve of these are new construction townhomes at Addison Grove. Some of these townhomes have been under contract since 2021.

 Sales

There were 14 closings this month compared to 9 last month. The average list price to sold price ratio is 98.3%, down slightly from last month's 98.4%. Only one of these properties sold at or above asking price.

Pre-owned homes: The median number of days on the market for the pre-owned homes that sold was 29 days, while the previous month the median was 28 days. The average number of days on the market was 42 days. The range in November for the previously owned home was 5 days to 141 days. The average price per square foot of all previously owned homes sold is $272.57, down from last month's $274.57.

New construction homes: Four newly built townhomes, all at Addison Groves, closed. They were on the market for 413 to 660 days, and ranged in price from $749,900 to $775,000.
