Month of Nov. Unit sales of 30 exceed prior year’s 27 and eleven percent increase. Average Sale Price , however was down nearly 13% vs one year ago to $411.7k. Median Sale Price was weaker down 19% to $376.8k. High end homes managed a small increase over last year with the sales $735K brokered by Rugg Realty. Days on market of 53 is typical in a normal market. On a price per square foot basis Average Sale Price was down to $225/ft vs $240/ft one year ago, a 6.1% decline. See attached trend chart. Looking ahead to December 2023, there are 39 re-sale homes currently contingent or under contract/pending. We will exceed last December’s total of 27 units sold.
Nov. YTD – Unit sales of 389 is a 12% decline vs last year’s 442 total. As has been the trend all year, the Average Sales Price and Median sale Price are down 8.7% and 12% respectively compared to one year ago. There are 114 resale homes available at this writing and Average Days on Market are 59 for the year. This equates to 1.9 months of inventory considered by many to still be a market favoring the seller.
