What a journey it has been for my seller as she navigated the complexities of selling her mother's home in Avery Ranch. I sold their home years ago in Canyon Creek as they relocated to VA. Her mom lived in Avery Ranch and the challenges began when I first met with them last February, recognizing that listing the house while her mother was still living there would be a formidable task. Advising them to create a will promptly due to her mother's failing health, the situation took a turn for the worse when she passed away in March after a prolonged battle with cancer.
Despite having consulted with an attorney before her death, the document crafted was not sufficient for selling the home. The urgency to open title immediately became apparent, and as expected, the existing document fell short of meeting the requirements. The subsequent months unfolded as the neglected house demanded extensive electrical and plumbing work, replacement of appliances, addressing wood rot, repainting both the exterior and interior, replacing part of the fence, and installing a new roof due to hail damage.
It wasn't until October that the house was finally ready for showings, and recognizing its potential, we decided to enlist the expertise of my favorite stager, Brian David Design, to showcase its best features. Although there were numerous interested buyers who attended both initial and subsequent viewings, hesitation loomed when it came to making an offer.
However, a silver lining emerged in the form of an older couple with a strong desire to make Avery Ranch their new home. Having already secured a contract on their current property with a cash buyer, they swiftly moved forward and made a contingent offer. Closing day arrived, and the buyers seamlessly closed on their current home before finalizing the purchase of my client's property.
My seller is overjoyed with the outcome, grateful she took a chance on these buyers performing. The perseverance and strategic decisions throughout the process led to a successful closing, marking the end of a challenging chapter and the beginning of a new, brighter one for all involved.
This is a golden opportunity for prospective buyers to strike a deal and move in before the holiday season. The sellers are now more flexible with both terms and pricing, so there's room for negotiation.
