The following data are from the MLS (private sales are not included, nor are multifamily properties or mobile or manufactured homes). The data are believed to be reliable when this report was published but are not guaranteed.
12 homes sold in Solana Beach in November, down 1 sale from last month. Here are the specifics:
Single Family Homes Sold
6 (no change); 42 Days on Market; the Average Sales Price was $3,240,759 (down 13%); the Average Sales Price was 96 % of the original asking price.
Condos, Townhomes and Duplexes Sold
6 (down by 1); 40 Average Days on Market; Average Sales Price $1,714,166 (up 21%); the Average sales price was 94% of the original asking price.
Overall sales volume for the Solana Beach housing market dropped by 1. Condo, townhome and duplex sales declined by 1 but the number of single family home sales did not change. The average sales price for condos, townhomes and duplexes increased compared to last month. The average sales price for single family homes decreased from October.
The average marketing time for single family homes was substantially shorter than last month. In contrast, the average marketing time was twice as long for condos, townhomes and duplexes compared to October. 4 homes (31%) went pending in 7 days or less.
Sales prices ranged from $665,000 to $6,500,000. The median sales price of the condos, townhomes and duplexes in November was $1,560,000 (up 18%). The median price for single family homes was $2,635,000 just slightly more than last month.
At the end of November there were 28 homes for sale in Solana Beach, 2 fewer than last month. Home prices range from $760,000 to $6,950,000.
9 of the home buyers were able to negotiate their sales prices, while 2 paid over asking price for their new homes.
Solana Beach has an inventory of 3.4 months for condos, townhomes and duplexes (up from 3.3 months last month), and 1.8 months for single family homes (up from 1.5 months last month). This is based on the rate of sales over the last 3 months.
Solana Beach continues to be a very strong seller’s market for condos, townhomes and duplexes, as well as for single family homes.
In November 7 new listings came on the Solana Beach real estate market, compared to 14 last month. Similarly the number of homes going pending (excluding homes that sold in November) decreased from 7 to 6.
Because of the small number of sales in Solana Beach you should not try to draw firm conclusions about pricing or other trends.
