For those who are waiting for interest rates to decline significantly or home prices to crash, they need to know that there is a cost for waiting. If interests rates go down, more buyers will enter the market and bidding wars will again drive prices up. It is better to buy now and be ahead of the game. As was mentioned in this excellent post, buyers can refinance if rates do drop to a more attractive level.
