What's the difference between "under contract" and "pending"?

Looking at houses online can be confusing. What's the difference between "under contract" and "pending"?

Interesting, but that's not exactly what those words mean here. Pending means it's under contract and there are no more contingencies to resolve. Which means "pending" is pretty much guaranteed to happen. Under Contract means there are contingencies that need to be resolved before closing, like financing needs to be obtained, the seller needs to remove a fence, another house has to sell, the inspection needs to be done, etc.

Good morning Manfred,

Your explanation isn't the same as here either which just shows real estate is different in other states. In our MLS we have Active Under Contract, which means its in the option period and also the financing and HOA contingencies are not resolved. The house can be shown and backup offers can be tendered. When options and all contingences have been resolved we move to Pending (pretty much guaranteed its going to close. But never say never!).

The difference depends on the jurisdiction, Manfred. Here in the Charlotte region we call it under contract-show and under contract-no show (which is your equivalent of pending).
