I wholeheartedly agree with Margaret Rome's position that making a low-ball offer is not an insult. The insult is not having an offer. A low-ball offer is starting a conversation.

This is almost always the second question after asking for the price. 

 

Hmm...Isn't everything in life negotiable?

 

Many low offers have made it through to closing.

You cannot insult me with a low ball offer and you should not allow the seller to be insulted. 

 

The people who visited your home, showed your home and made NO offer...were the insulting ones. 

 

 

 

When someone takes time to write, submit, provide financial proof, choses a lender, a title company, produces earnest money, decides on various dates.. closing, inspections etc.. and...

signs forty pages..

that is not an insult..that is an offer!

The seller does NOT have to accept.. but it is the start of negotiations. 

Please respond with a thank you. 

Even in a sellers market, even if it is really low, even if you and the seller "think" it's an insult...do NOT convey that to the buyer and agent.

If it cannot be negotiated...just an

" We appreciate the offer but no thank you."

  works very well.

Even when there are multiple offers...this is the right response.

I never think an offer is an insult...I do think it could be a huge mistake in negotiation depending on the conditions.
