Why Are You Waiting for the New Year’s Rush to Sell Your Home?

 

Are you waiting for the New Year to begin the home-selling process? Like many other things on our “To Do” list, we set our I’ll do it goal for after the first of the year. 

 

But why? Why wait and get caught up in the frenzy of the New Year?

 

As a Home Stager, I worked with sellers who waited until after the holidays and then felt the pressure and stress of knowing they needed to work quickly. 

 

What can you do now that won’t interfere with enjoying the holidays?

Hire the right agent.

If you haven’t chosen an agent yet, this is a critical step.  The right agent, one who is knowledgeable about your local market and who will put your best interests first, can make the process a smooth one.

 

 Begin with the easy stuff.

Why not begin the New Year without the things that are weighing you down?  Edit what you no longer use or need.

 

Make time during the holidays to go through your clothing and household items. Take one room at a time so that you don’t get overwhelmed.

 

 

Address the repairs that you’ve been putting off.

Service companies get booked after the holidays. Now is the time to line up vendors, contractors, and repair services to assist you in your preparation.  Waiting until the New Year may put you in a long line with others who are ready to sell their home. 

 

Ask your local home stager for a consultation. 

Get suggestions for paint colors, what to update, what to pack, and how to best showcase your home. 

 

Ready to sell?  What are you waiting for?

Kathy, Terrific advice for accelerating the home selling process. I agree that the holiday season can often be a major deterrent, but another significant reason people delay buying could be the uncertainty in the current real estate market.

That's a very good question and some wonderful tips for getting a house prepared to sell once the seller has decided to stop procrastinating.  I will say that in all the years I'm been selling real estate I have never had a seller to have a home staged.  It's not because I don't think it's worthwhile because I absolutely do.  But one reason is that I've never quite been sure how to broach the subject. I don't know any home stagers and I don't know how the process begins (including every stage from bringing up the subject, stager viewing the property and meeting the seller, discussion of process and cost.  Any tips Kathy Streib? Or better yet, redirect me to a blog post that you've written or perhaps one that needs updating by way of a new post.

Charita Cadenhead it's hard to discuss this with sellers although since I began in 2007, more agents and sellers are aware of staging and what it can do. I'll go through some older posts for you!!! Thank you for the great idea.

We sold one of our homes during the Christmas season and it wasn't a problem at all. I wouldn't wait for the new year....sell when it is the best time for YOU!

I agree Sharon Tara If you're ready to sell, then do it! You can't game the rates and if you need maintenance or updates, then stand in line after the first of the year.

I started the process months ago and have a year to complete it before I move from my home state, California.  There is always more to do than we realize and it takes longer to get things done than we think.  That is what I tell my seller clients.  They all underestimate the task of preparing a home to sell Kathy Streib

Good morning Kathy,

A great title as if you are a seller that wants to sell than what are you waiting for! I have 2 listing appointments coming up....they just didn't want to list during Christmas. They have company coming in and too much going on but want to go on the market after the first of the year!

 Hi Kathy Streib - This is excellent advice for sellers.  Serious sellers may want to wait until after the Holidays to list their home for sale.  But, they will start getting things in order.  During the last 3 years homes were moving during most months.  In Sedona, home selling really slows down in December and early January.   Three of my listings are temporarily off-market until Spring.  I have two new listings.  One has had no showings at all.  I really think it is because of the holidays.  The other is horse property and has had 4 showings.  

Serious buyers are still looking.  The holidays don't stop them.

I have observed over the years that real estate activity for both buyers and sellers ramps up about when the Super Bowl is over. Many buyers and sellers take the Holiday Season off. Sellers don't want to be bothered by stranger tramping through their festive homes. Buyers are busy buying Holiday stuff. Then, after the dust settles post Holidays, they jump back into the real estate market.
