3 ways to buy a New Construction Home in Johnson County Kansas

Buying a home is a big part of the American Dream but building a New Construction Home is the ultimate dream come true. When it come to building your new dream home there are 3 major ways to get it constructed, start from scratch, pick one up under construction or buy a completed builder spec home. 

Dirt Start- When you choose a dirt start you get to pick everything, you get to pick the perfect lot, choose your builder and pick or design a custom floor plan. You will also get to choose everything from paint colors, fixtures and so much more. When you do a dirt start you also take on a lot of risk, cost overruns can unexpectedly increase your budget with things like excavation costs and material overages, a dirt start will also take the longest to complete. The builder will need to get permits, draw up plans and order materials to get started.  If your timeframe is tight you may want to consider an under construction home.

New Construction Homes in Johnson County Kansas

Under Construction- Many builders will start a home as a spec (Speculative) model with the hope that a buyer comes in and puts the home under contract prior to completion. These spec homes can be at any stage of the building process but it can be very beneficial to find a home that has completed the framing stage. By completing framing you will most likely be past any of the surprise costs and can still make most of the major decisions when it comes to design and finishes. The builder should also be able to give you a fixed price and  a fairly accurate completion date. If you need to get into home even faster than this then you can consider a move-in ready new home

Completed move in ready Homes- For the last couple of years very few homes made it to this stage as buyers would pick up the home prior to completion. When interest rates shot up in the fall of 2022 we started to see some new homes hitting the market ready for immediate move-in. While there is not an enormous inventory of move-in ready homes, some builders are offering interest rate buy downs on current inventory to get these homes moved.

Good morning Mike. A dirt start does carry the greatest risk but can reap the greatest reward id you are capable of rolling the dice. Getting a spec under construction has floor plan limitations. A completed spec is the quickest safest and least flexible. Assessing the risks is the first step. Enjoy your day.
