How often do we receive real estate listing leads where the seller has indicated he or she has attempted to sell the property using Craig’s List, For Sale by Owner or a discount brokerage firm? The seller shares he or she has been unsuccessful.
You as the listing agent look up the information. Possibly your standard of practice is to run comparables; visit each property; take photographs; confirm presence of utilities; and often here in Golden Valley, AZ or the other areas in Mohave County, AZ such as Chloride, AZ, Dolan Springs, AZ, White Hills AZ, Yucca, AZ and even areas to the east such as Hackberry, AZ verify flood plain status and road access.
Your pre-listing visit determines the property has significant issues and you decide not to list the property. However, because you believe under all is the land, you share your photographs, your limited research and your knowledge with the seller.
Now some real estate agents may be wondering the benefit of this investment of several hours for which the agent has received zero compensation? That benefit is the real estate agent, be it the listing agent or even the buyer’s agent, may reap the reward or rewards of it’s a small, small world.
That reward is a viable real estate sales referral.
This particular reward has happened to me on several occasions since I became a real estate agent. In two instances, I turned down listings because I knew selling these properties would be time consuming and my minimum fee would be too expensive for the sellers. The vacant land parcels were very inexpensive under $10,000. The third listing was for a buyer who could not find the correct property. In all three cases, each potential client made a sales referral and one made two sales referrals. These sales referrals were far more lucrative than the initial requests to list or buy property.
- We do not know who knows whom.
- We do know people talk.
- We do know negativity feedback is spread more often than positive feedback.
- We do know when we go the extra mile probably 90% of the folks we meet appreciate that effort.
- We do know word of mouth marketing (think sales referrals) is the best marketing and the least expensive.
There are three real estate reward lessons learned because it's a small, small world.
#1: Instead, of thinking you wasted your time visiting that 2.5 acre parcel in a middle of a flood plain with questionable road access start thinking this was marketing time well invested.
#2: Exploring the area allows you to better understand the area. Access to roads change especially in rural areas subject to monsoons or flooding. Not all rewards are monetary.
#3: When filling up for fuel, someone sees the decals on your truck and asks for your business card.
