Key take-aways about the Tega Cay housing market in November 2023:

Average home sale price improved month-over-month, but declined year-over-year.
Median home sale price declined both month-over-month and year-over-year. The decline in median sale price can be attributed to the price mix of homes sold in Tega Cay in November 2023 and not necessarily to a decline in home values.
Inventory declined month-over-month and increased by one home year-over-year. Despite the decline in inventory and new listings, the months supply of inventory at 3.68 months (down from 5.19 months one month ago) put Tega Cay back into "seller territory."
New listings declined 36+% from October 2023 and 40% from November one year ago. November’s new listings were also at their lowest level in 3+ years.
Days on market declined two days from October to 28 days and remained unchanged compared to one year ago.
Sold properties improved almost 16% from one month ago, but declined compared with November one year ago.
At a 98.26% list to sale price ratio, Tega Cay home buyers are still not seeing a huge opportunity to negotiate on price.

Nina Hollander, Broker - I am back! We got back on the 28th - we left NYC at 4:30 am to drop Lise Courtney and her husband off at the Newark Airport for a 7 am flight - we had (I had) the great idea to drive to Princeton to the Nassau Inn for breakfast - and it turned out that the restaurant there didn't open until 7 - rather than hang around an empty hotel - we got back on the road and had breakfast on I-95 at the Dunkin Donuts - It was great to spend time wtih the boys and my children - we ate a lot and laughed and hugged.

Lise Howe as long as you had a wonderful Christmas.... that's all that matters. I don't think I've ever had breakfast at a Dunkin Donuts. I've had the donuts, but always at home. Of course, here in NC, it's more likely to be a Krispy Kreme.
