DO You FollowUp After That First Contact? I Mean Really Follow up?

By
Real Estate Broker/Owner with Mike McCann - Broker, Mach1 Realty Farm & Commercial Land Broker-Auctioneer Serving Nebraska

I was reading and commenting on a blog from Denise Lones

 https://activerain.com/blogsview/5824309/if-you-do-only-one-thing-in-2024--make-it-this

You should read it and check it out and the comments that follow.

As for me, I decided My comment was half of a blog so I made it into a full blown one!

DO YOU Follow Up new contacts and leads?  I mean really follow up?!

Followup is the biggest income generator for me.  If you make 100 contacts and never follow up that is close to 100 warm calls of previous contacts not made.  I have been doing this real estate thing since before being licensed in 1992...and I still drop potential business because of not always following up.

Yep...despite the pedastal my wife puts me up on by sometimes saying I am "a know-it-all"... I still make a few blunders now and then.

I have done much better and am way more successful with followup over the last decade with the onset of the calendar alerts on the cell phone.

And that success brings with it a whole new set of wierd phenomena!

Interestingly, now a couple of the obstacles I have to overcome is the "I figured you were too busy to help me" syndrome or the "I thought you only worked with big clients" syndrome.

Footnote:  My current biggest client of my career was a referral 4 years ago from my 2nd biggest current client that I first helped in the mid 2004 or so. I have stayed in touch with #2 and done many multi-million dollar deals over the years with him.

NOTE TO ALL:

I AM NOT TOO BUSY AND NO DEAL IS TOO BIG or TOO SMALL FOR MIKE McCANN!! Call, text, e-mail, U.S. mail, or bang on my door...leave a note on my truck...hit me up on social media...I want your business!!

The first deal I did with my current biggest client 4 years ago was selling a house for $17,000 dollars.  My last deal I did with him summer of 2023 was $5.7 million.

The Red Roof apartments...$5.7 million:The Red Roofs Sold by Mike McCann Mach1 Realty

The photo above in the header was a $1.3 million farm deal that started with an email from someone I did not know...but he or his wife had seen something about me on the internet and I fit their profile.  Imagine if I had not responded?

Followup and stay in touch!!

Until Next Time...If You Do Not Know The Answer...Make them Tell You NO!!

For as precious a commodity as a live contact might be, anyone that fails to follow up until told to stop is in the wrong business.

Hi Mike- this is an excellent post!  If you think about all of the time any of us has spent securing leads...whether it be via paid ads, or money spent in networking groups to get leads, etc...to not follow up is like throwing money (money spent and potential commissions) away. Well done.

Good evening Mike,

Following up is key in our business and if you don't like to follow up on every lead then you need to find another profession!

Hello Mike - to me, the biggest point you make is that ActiveRain has a history of encouraging inspirational thinking.  Posts, comments as well as replies plus questions as well as answers are each a part of that thought process.

Good morning Mike. Lack of follow-up equals lost opportunity. In today's competitive market that is sure fire disaster. Enjoy your day.

KW teaches that we must f/up with a consumer until we have Captured them .

The Definition of Capture is - we have obtained a way to reconnect with them on a regular basis ( Top Two - Email & Cell)

Good morning Mike, we work hard to generate leads, it would be foolish not to follow up. Thank you for this great post!

I’m shocked how many people don’t follow up because following up is literally the easiest part all of it.

I think your follow up is devided into two types;

1. Follow up on leads. VERY IMPORTANT. Sometimes daunting. Rewarding is done correctly and constantly.

2. Follow up with past clients, past leads, past friend...in other words...follow up with SOI.

Follow up must be done on both.

I think you should always follow up unless there’s some catastrophe in it, but should never be heard from again. So basically always follow up…
