FSBO vs. FAFO: The Risks of Going Solo in Real Estate

Hey, Bel Air neighbors! It's your real estate aficionado, Lanette, here to spill the tea on a real estate trend that's more of a trick than a treat*: FSBO, or For Sale By Owner. Now, I like to call it "Foolish Seller's Bold Odyssey," but I digress.

Going FSBO might seem like a money-saving move, but let me tell you, it's the epitome of being penny-wise and dollar-dumb. I say that because navigating real estate without a pro is like playing chess blindfolded against a Grandmaster—a not-so strategic move that just might leave you in checkmate. Just as a Sensei guides his Grasshopper in martial arts, a seasoned real estate professional mentors their sellers in the complex “game” of property transactions. Their expertise and insights provide the key moves needed to ensure successful outcomes.

Why? Well, homes sold with agents and brokers have higher sales prices than what you might get as a FSBO—over 20% more, on average!**

Plus, let's talk legalities. Real estate transactions have more pitfalls, twists, and turns than a mystery novel, and unless you're a real estate pro, navigating them can lead to a lawsuit faster than you can say, well . . . "FSBO."

Picture this: FSBO and FAFO—the similarities are no coincidence! Laugh all you want, but "Eff Around and Find Out" might as well be FSBO's twin in the real estate dictionary. And Ignorance of the law is no defense. Remember that li’l mantra when, six months after your li’l FSBO excursion, you’re being sued by the buyer for not disclosing that li’l latent defect you should’ve disclosed. I’m just saying, Grasshopper.

So, Bel Air dreamers, let's not turn your home sale into a comedy of errors. Go with a pro, avoid the FSBO-FAFO fiasco, and let's make selling your home a smooth and successful journey. Remember, it's not about saving pennies; it's about securing dollars!

Straight out of #FSBOFollies, where every attempt to DIY becomes an epic tale,

Lanette in Bel Air

*Damn, where was this intro last October 31st?

** FSBO homes sold at a median of $310,000 in 2022, whereas agent/broker-assisted sales had a median price of $405,000 according to The National Association of Realtors: “Profile of Home Buyers and Sellers 2023.”

Good Evening Lanette Branch

This is a great post, imho. We have a homeowner in our community who has resisted listing with a real estate professional for 3-years. I'd think he would have gotten the message by now after 3-year of being a FSBO
