I got my buyers to contract December 2, 2023. There are many issues getting things done so we can close that should have been collected at contract and put into the MLS. It has taken so long to get the needed information and close an open insurance claim which has caused unnecessary stress for everyone involved in the transaction. We finally have all docs needed and are cleared to close! Closing is set for Friday!
Here is a list of suggestions of items to be collected when you are listing the property.
- Collect the HOA or Condo docs and financials. If there is an application, get a copy of the form needed with all pertinent management info and fees.
- Be sure all permits and insurance claims are closed.
- Get a copy of their prior docs and mortgage statement(s).
- Get a copy of the deed, tax records and utility bills.
- Get a list of updates, date done, cost of the updates.
- Prior disclosures so you can easily complete the new disclosures.
- Prior appraisal, if available.
- Insurance records.
- Manuals and warranties.
- Consider a prelist home inspection, perform minor repairs or needed repairs and follow it up with an updated inspection.
- A hazard report.
These documents make it easier when buyers and agents ask questions about the property. Many of them can be put into the MLS for review by the buyer and their agent.
Additionally, make it easy to show the listing. Agents can't sell what they can't show!
If you don't make it easy to show and sell your listings, you are doing your seller, your peers and yourself a disservice.
