Overcoming The Back-in-My-Day Crew
An agent's resonsibility is to help guide clients toward their sales goals when buying a residential property. Along with that, everyone who has signed the contract has a stake in bringing a successful end result. Budget can determine size, condition and location most of the time.
Minor repairs, discovered upon inspection can be negotiated. In an ideal world, everything goes smoothly because all involved are fully aware of the process but what happens when the Back-in-My-Day Crew makes an unexpected visit? By that, I mean relatives who want their say, like:
Doting Daddy
Channeling his inner Bob Vila, he gets up on a rickety ladder, peering into the attic, asking if the trusses are doubled-plated. Then he pulls out a well-worn tape measure to ensure the depth of the insulation is deemed R-33 for ultra-ultra-energy savings and potentially no electric bills to pay!
In-charge Marge
The mother-in-law, bless her heart, insists the entire interior needs re-painted, new sod installed in the front and back yards at the sellers cost. Chop! Chop! Then, hopefully asks if there's room for a custom ADU to be built for future stays. Apparently, a spare bedroom won't cut it.
Uncle Boberilla
He decided to wiggle beneath the house, reliving his Marine commando days, making sure no rodents or wood-destroying pests had invaded the crawlspace. Taking a wrong turn, a wolf spider bit him several times on the face for creeping into unknown territory, wrecking his home sweet home.
Loved ones tend to offer opinions based on their experiences but go well above and beyond reality, casting unecessary doubts. Some take it w-a-a-a-a-a-y too far! Besides, the homeowners will be the ones enjoying themselves, day in-day out, in their new space, not the Back-in-My-Day Crew.
Purchasing a home doesn't have to go the crazy side brought on by those outside the 4-corners of the Real Estate Purchase Contract and if buyers are unable live with it, then they do not sign on the .................................... line!
