When your buyers are looking for a home you ask them to make a list of their must-haves in a new home. 

It’s a must-do because it starts the process for the buyers of thinking about what they have to have and what is negotiable. It’s also what agents need to know so that they do not waste anyone’s time. Listening to your buyers and knowing what is important to them sets you apart from other agents. 


So let’s have some Friday Fun. The internet is full of lists of what buyers want from kitchen updates to multipurpose rooms.

Nick Vandekar, 610-203-4543 i like your top 5! The kitchen and first floor main bedroom are key for me as well!!!! Our friend took an entry closet and stole some space from another room and turned it into a walk-in wine “cellar”.

I agree Roy Kelley with traffic being what it is where we live, we are also interested in nearby shopping and medical offices.

We've been thinking about this again...

1. WAY LESS outdoor maintenance including no pool, spa, crazy amount of foliage etc

2. Scenic nature view including entertaining back patio possibly on golf course

3. Single level, smaller than what we have now.  High Ceilings, lots of windows

4. Updated to a point.  Some work would be ok to manage

5. Adult Golf Community

Hi Kathy:


A single story home is a must in the next property, with more outdoor space but with less hardscape. I would not want the in-ground spa again (and no pool). More closet space especially in the master is essential.

1) One level condo with a view (minimum 2 BR, 1 3/4 bath)
2) New or updated. Lots of light
3) Adult community with clubhouse, pool, fitness room.
4) 2-car garage
5) Golf community

2. Kitchen with lots of cabinets and center island.

3. Not huge but large master bath.

4. Walk-in closets

Hmm, given I have been spoiled by living where we currently live, my first #1 would be plenty of elbow room. #2 - Would be a well or rural water. #3 Would be good bones. #4 Would be large rooms. I am not somewhat claustrophobic when I enter homes with smaller rooms. #5 - Great morning and evening views

At the very top of my list, would be a BIG kitchen.  I also would like a much larger living room.  I love my home most of the time.  But, I have a large family, and when they come home several times a year, I'm busting at the seams.  I agree with those who would abandon pools.  I've been there and done that!

Endre Barath, Jr. there comes a point when you just don't want all the maintenance and Gary would rather be playing golf then spending his time endlessly on yard etc maintenance.  Honestly for me, I don't take care of the outside so I'd have to say NO NO NO to any work outside!
