What I know about AI...Not much!!! 

I was hesitant to learn this technology. It's not that I don't like to learn new things. It was mainly from the standpoint of it would be just another thing to keep up with! My motto is "if you aren't learning, you aren't earning!" My office had a zoom ChatGPT training so I signed up to see what this AI is all about.

The training was only about ChatGPT (I am not even sure what the initals GPT stands for?) a new AI platform that writes your descriptions on the MLS. You ask it a question such as "Please write a description of the propery at 3930 Clear Water Lane in 1000 words or less"

This is what it came back with:

WHAT ?!! I was flabbergasted! This is so untraditional of what I would write to describe my listing! I like to give more details such as how many bedrooms, primary bedroom informantion, whether or not the home has upgrades such as granite countertops, the type of flooring etc... The ChatGPT was more like reading a novel !!

I did use some of the fancy flowing wording but stuck with my more traditional description. The home sold in the first weekend so "Take That" AI !!

I will continue to learn AI as it presents itself but only in small doses! In the meantime, I am reading labels making sure my food does not have Bioengineered Ingredients!

People buy on emotion first and logic second. In MLS public remarks both must be included. AI sometimes fails to include the logic and focuses on the emotions, the esoteric descriptions.

Reading food labels might be better for you than learning AI. 😂

I am curious, did your class include the warning NOT to use ChatGPT for anything requiring factual information? It's more of a creative tool.  I've had some fun experimenting with it.

Hello Tracy - I like the approach you took with this post.  Learning about the topic continues to be eye opening for me. 

It seems to create a spectacle for some.  Others get a sense of a different kind.  Perhaps it's deja vu or something somewhat familiar but foreign enough to frighten them in some way.   To read the different entries has been a fascinating experience.

A few things about AI:
You have to be very clear and feed it the right information in order to get a good output.
You can't expect AI to know anything about a particular property - you have to tell it.
It helps to also tell it to write in simple American English.
Also, AI does not obey word counts or negative instructions - don't tell it what not to do, tell it what to do.

For example, I entered the following into ChatGPT:

Write a brief and concise property description of a property with these characteristics:
Contemporary home, Nevada, Texas, 2933 sqft, 3 bedrooms, 3 baths, covered back patio great for entertaining, near Lake Lavon,  3 car garage, gourmet kitchen, granite countertops, new cabinets.

This is what I got:

This contemporary home, located in Nevada, Texas, boasts a spacious 2933 sqft interior with 3 bedrooms and 3 baths. Ideal for entertaining, the property features a covered back patio and is conveniently situated near the picturesque Lake Lavon. The residence includes a 3-car garage, ensuring ample parking and storage space. Inside, the gourmet kitchen is equipped with granite countertops and new cabinets, adding a touch of modern luxury to this stylish home.

It will be even better if you input more details and amenities.
The great thing about it is, that you can simply enter the amenities and the AI will write something that makes sense.

It can be a great time-saver for agents.

This helps. My zoom call did not specify putting in more details and  they said you could say word count!  I did not know about the negative instructions. Thanks Dario!

Tracy Lee Parker , word count is very unreliable with AI. You can get lucky, but you are better off using stuff like:
- write 3 short paragraphs about xxx
- write 4 long paragraphs about yyy
- write a short introduction about zzz

For a blog post you can try something like:
Write a blog post about Nevada, Texas, with 5 main heading sections.  Each section should have 2-3 paragraphs.

Negative instructions may work sometimes, but the majority of the time, they don't.

Love this, Tracy and like others, I'm STILL catching up on last month's posts! 

I write my own MLS listing but, dump my write-up into AI and ask for 7 versions (so they're not the exact same on all of my sites, postcards, brochures and ads). That has worked well for me.

I was also told that for a quick listing write-up, you can tell CGPT, "Write a listing in bullet-point style for me for a 4-bedroom, 3-bath home on 123 Main Street that is filled with natural light, is an open floorplan, with new kitchen (cabinets, countertops, stainless steel high-end appliances), gleaming hardwoods, sunroom. HVAC is 10 years old, crawl space is sealed and the roof is 3 years old. Location is highly desired and near everything Charlotte has to offer..." Supposedly the more information you give AI, the better quality of information you get back.
