In the last 90 days, there have been 38 homes sold in these areas. Interestingly, 26 of them have had price drops, five had price increases, and seven sold at their original listing price.
Jess Ranch
Jess Ranch was very busy, offering a variety of home types and different HOA fee structures. Let's deep dive into it to explore the differences in Jess Ranch.
Four homes sold in Cedarbrook North, garden-type homes all under 1000 ft.², ranging from two-bedroom two-bath to one-bedroom one-bath, selling between $190,000 and $150,000. The HOA fees are $165 for Jess Ranch and then $310 a month for Cedarbrook.
There were 6 freestanding homes, two-bedroom two-bath, ranging from about 900 ft.² to about 1450 ft.², sold in the neighborhood of $300,000. They just pay the basic HOA fee of $165 a month. Generally, these homes have two-car garages.
Two of the condo/apartment-type homes sold for in the range of about $190,000 to $160,000. They are just under 900 ft.² and have a small patio. Generally, they have a covered parking space. The HOA fees for Brooke Hollow are currently $270 a month, with the Jess Ranch HOA fee at $165 a month. Some units have attached walls.
There were three sales of homes with a zero lot line on one side. They are two-bedroom two-bath, about 1300 ft.², selling in the neighborhood of $275,000. These homes have one-car garages, and the garages generally do not open up into the house.
I’m taking the time to deep dive into the different HOA fees in Jess Ranch because they’re obviously not the same. Different units offer various amenities, leading to different HOA fees. The other two areas are more consistent.
Wyndham Rose
Next, let’s talk about the sale in Wyndham Rose. It was on the market for about 160 days, two bedrooms, two baths, with about 1350 ft.². When it closed, it was right around $320,000. These homes generally have two-car garages.
Del Webb/Solera
The Solara development has the most amenities, with an HOA of $238 a month. Sixteen homes have sold in the last 90 days. The largest was a three-bedroom three-bath for around $500,000, boasting more than 2550 ft.². The smallest home sold was just over 1200 ft.², selling for about $325,000. The average home sold was 1760 ft.², selling for just about $415,000 at 99.2% of the asking price in 37 days. The garages range from 2-3 spaces.
