Thank you, Endre Barath, Jr.! Well, the more time-consuming part of the process has been completed already (the perc-testing and approval). If a lot also needs a well, then the water table testing takes a bit of planning since it is only done once a year (beginning of every year). This property happens to have city water available.

Per Montgomery County's Department of Permitting Service:

Montgomery County DPS how long does it take to get a building permit for new home construction? 

In addition, you'll need electrical, mechanical, fire protection, etc. permits.
