Scam Alert for The Villages, Florida

Please feel free to share on your own timeline!  I met with a home inspector Wednesday morning and he shared a story.  Back around 2014 a roofer was going through The Villages replacing roofs, more than likely unlicensed and uninsured.  To cut corners the roofer never applied for a building permit which is required for roof replacements.  The roofer used substandard shingles and did shabby work.  Fast forward to today, when you sell a home hopefully the Realtor pulls building permits to see what work has been done, no permit, even if the Realtor doesn’t pull permits the home inspector does, no permits.  Now we have a mess and more than likely the current homeowner will have to have a new roof or cut the price drastically as you can’t get a mortgage if you can’t get insurance so only cash buyers can buy the home.

Another story, was involved in a sale of a home, owner said HVAC was replaced a few years earlier, no permit.  Owner said somebody stopped by and noticed the age of the HVAC and had a unit the same size a customer canceled the order on his truck, no permit.  Would give them a great deal, replacement HVAC has to be permitted and inspected just like the roof.  One last example, had a buyer interested in a home, listing agent said seller stated a new roof was put on right before they bought the home.  I didn’t like the looks of the roof so I pulled permits, no permit.  My best guess was the roof was at least 22 years old instead of 10 years as I couldn’t find any record of replacement.  BUYER BEWARE!

These are scams and not just on seniors going on daily. I've always said when the deal sounds too good to be true it is! Falsifying putting on a roof is lying and that is fraud for sure. Our city requires permits too and its easy to pull them up on a residential home. I always look at if the home has a pool was there a permit pulled and was it CLOSED out!

Professional real estate agents like yourself will pull building permits when listing a home. However many don't because these agents believe this is part of the due diligence on the buyer's behalf.

Agents need to know the rules that apply in their location. Unless things have changed recently, one would not need a permit to install a new roof or HVAC system here in Bonner County.

Thank goodness. I can't imagine living where every little thing called for a permit, paperwork, red tape, and more $$ to the city or county.

Marte Cliff with insurance companies here in Florida cracking down on age of roofs we have no choice but permits to prove age.  Roofs older than 15 years are a problem here!

gee whiz!  how does that happen??  Florida is known for a bit of scamming.  Dad bought property in the 60s by GDC in Melbourne.  Went belly up a few years later leaving the development with thinly paved roads and other problems!
