Navigating the home buying and selling process can be daunting, but a comprehensive home inspection is a crucial step that can ease uncertainties. For both buyers and sellers, preparing for a home inspection is key to a smooth transaction. This blog post provides detailed checklists to help both parties get ready for this important step.

For Sellers: Preparing Your Home.

Some of these tasks may be outside of your capabilities, in those cases, you should hire a professional to help complete these tasks, such as cleaning out the gutters or getting on the roof. 

First and foremost clean up your house, both inside and outside. Making your home presentable is a must!

Exterior Checklist:

  • Ensure the roof is clear of debris and visible damage.
  • Clean gutters and downspouts.
    • Add downspout extensions if missing to direct water away from the home.
  • Check the foundation for cracks or signs of moisture.
  • Maintain landscaping and remove any tree limbs close to the house.
  • Caulk and touch up paint on the exterior.

Interior Checklist:

  • Test all smoke detectors and carbon monoxide detectors and ensure proper placements.
  • Replace HVAC filters and have systems serviced.
  • Ensure that all plumbing fixtures are in working order and fix leaks.
    • Check under every sink and plumbing fixture.
    • Check for loose or running toilets.
  • Have your water heater serviced.
  • Visually check electrical outlets, switches, and the breaker panel for any noticeable defects.
    • Consider having GFCI-protected receptacles installed in all currently required places.
  • If possible check out your crawlspace and attic. Many defects are found in these areas. 
    • Look for obvious signs of moisture or structural damage.

Additional Tips:

  • Provide clear access to areas like the attic, basement, and electrical panels.
  • Gather documentation for any repairs or maintenance done on the property.
  • If you have a previous inspection report from when you bought the home review it and see if there are still some existing items from that report that need correcting.

For Buyers: Maximizing the Inspection

General Tips:

  • Ask your inspector if you can attend the inspection to gain firsthand insights.
  • Prepare a list of concerns or questions based on your initial viewing.
    • Provide these to your agent and inspector ahead of the inspection.

Detailed Focus Areas:

  • Pay attention to the inspector's assessment of the roof, foundation, and structural integrity.
  • Note the condition of the HVAC system, plumbing, and electrical systems.
  • Consider additional inspections if issues like mold, radon, or pests are suspected.
  • For homes built in the 1970's or earlier, you should have a sewer scope performed as well.

Post-Inspection:

  • Review the inspection report thoroughly, don't just skim for major defects.
    • Talk to your inspector about any questions so they can provide more context than may be in the report.
  • Prioritize issues based on cost and urgency.
  • Discuss potential repairs or concessions with the seller.
  • Talk to your agent about your worries, your budget for repairs, and any other concerns you may have after the inspection.

Hello Tom - I liked your suggestion to potential home sellers to check on their property inspection when they purchased the property.  What seemed important then and has become less crucial now.  Perspective seems to play a role in so many things in life.

That comes from buying and selling my own homes.  I have found that most people let a few things slide and just forget about them. A quick review can remind you of those things you meant to fix but life happened and you never got to. Having as clean of an inspection report as possible seems to help homes close faster and easier.

What a great checklist!!!  I've heard from some home inspectors that sellers had critical inspection areas blocked making it difficult or impossible for Home Inspectors.

Yes, that can be a problem. I always send the listing agent a list of requirements for my inspection that include the sellers providing access to these areas. Most of the time that does the trick but every once in a while I still find them blocked.  When they seem to be blocked intentionally I start wondering what might be being hidden and I look harder in those areas.

Great checklists. As to Kathy Streib  ‘s point I had a buyer who gave the seller a rent back. When the seller moved the stuff out of the basement that had prevented the inspector from seeing the walls… that’s when we found the mold.  What a nightmare that was

Good morning Tom. A home inspection can be a blessing for a seller with questions. The old saying "you can pay me now or pay me later" has merit. Perception can be an ugly enemy. And for buyer's "for your protection get a home inspection" always applies. Enjoy your day.

Actually I have been troubled about all of the houses that have been sold the last 2-3 years without Full House Inspections !

Thanks Eileen, 

In Wyoming, it really depends on the area. I am located in Sheridan and our market is one of the highest in the state.  Only the anomaly of Jackson Hole outpaces Sheridan for prices in Wyoming. 

I have done quite a bit of light commercial inspections such as fast food locations, office spaces, and such. I have done some larger commercial projects that are large combined use with a lot of office space, residential, and other light commercial use in one building as well.  

I have done a few ranches but those are primarily me inspecting the homes on the properties. Often those purchasing ranches are looking at as a cash-flowing asset and they don't seem as concerned with the condition of the structures on site. I would still highly recommend they get an inspection as many ranch houses are older, and have been worked by the ranch hands over the years, and I have found some significant defects in ranch houses that absolutely needed to be addressed right away.

If a seller has been in a home for an extended period , getting it inspected is a wise thing to do because the buyer will certainly get it inspected and then come the surprises.

I wish more people thought like this. I see realtors post on social media stating they should not do a pre-listing inspection because they have to disclose any issue, which might cost them money. I  can't imagine running a business or presenting myself in that manner, I guess I have more morals than that.  Sounds like you are on what I would consider the correct side of that discussion.

Too many buyers put their home inspection away not realizing it is a document they should visit often to see if there is anything they need or should check or attend to. Great suggestion.

This is excellent advice, Tom. No doubt preparing for a home inspection is not top of mind for sellers and not doing do can create issues with having as thorough an inspection as needed and deserved by the buyer.
