High pricing can initially seem beneficial, but it often leads to a need for price reductions after missing the critical initial listing period. Buyers see a price reduction as there must be something wrong with the home that it had a price reduction and that can be very hard to overcome.
Skipping Repairs
Simple tasks like painting are essential, but addressing major issues is equally important for a successful sale. If buyers come through your home and see a lot of deferred maintenance they may pass if they consider a high price as well. Make your house shine with a good scrubbing and some small maintenance repairs.
Being Unavailable
Flexibility for house showings is key. Ensure you can vacate and present your home in top condition at short notice. Allowing your home to be available to see at any time gives you a better chance of selling quickly, and that means getting an offer so you can getting back to living (and packing) more quickly.
