Holler For A Dollar!

All this talk about compensation and expecting agents to potentially work for free?! That's crazy speak right there! In my opinion, it's also totally unacceptable when a listing agent or builder offers only $1 as full payment to buyer agents when fully aware of the work that goes into closing their residential listing.

Some responsibilities and duties include:

Understanding the home buyers wants and needs, discuss budget, getting them qualified through a reputable lender, looking up potential properties based on search criteria. They also schedule showings by setting up appointments to view properties that may hold interest.

Answering all questions, addressing concerns, agents advise buyers on market conditions and pricing strategies. Submitting competitive offers, while looking out for the buyer's best interests during negotiations, matters. Once under contract, steps are taken to ensure success.

Adhering to the professional side is pertinent, along with all legal and ethical obligations throughout a sales transaction. When things go south, being the voice of reason, communicating effectively and calmly tamping down emotions can help in regaining the focus once again.

Every person out in the world, diligently, day in and out, working to support themselves or their families by maintaining or create a better life, deserves to be financially rewarded. A young child might excitedly holler for a dollar after the tooth fairy visits but it's clearly not enough to sustain a real estate business. 

Holler that!

People might start going after attorneys in this upside down world, Endre Barath, Jr.. They do not negotiate their fees and demand payment up front, despite the outcome...just saying!

Will sellers credit the buyers with the commission that was paid on their behalf when they purchased? If you do not think paying Realtors is valuable, try selling FSBO with no buyers commission. I am certain you will leave money on the table and do a lot more work.

Good question, Matt Brady, and I agree with your statement 100%. Like Kathy stated above...Decisions need to be made by those who are most impacted by the changes.

Did anyone expect that there wouldn't be some that exploit the opportunity? I am not too concerned about developers in my market but I could more readily see this as an issue with developers where the home is not yet constructed (or partially built awaiting customization. It's incredibly difficult to build here- and it typically takes 4-6 years to go live with a project- typically with a ton of borrowed money- leaving the developers with a ticking clock to get a lot of units sold quickly. That clock means they are going to pay buyers agents- typically well, if it means getting to the point of getting the bankers off their backs. Once they are at break even, they don't want to risk the apartments languishing, so they will continue to pay.  More than a decade ago, a large national developer entered the Manhattan market- and they have already pledged their commitment to the buyers agent community.

When the market takes a downturn, that is when the developer's eyes open wide, Adam Feinberg. Buyer agents offer value to sellers by bringing ready, willing and able buyers to their listings.

I'm trying to imagine the buyer agency conversations this summer. SO many questions!  Buyer representation is so very important yet there will be buyers who cannot afford to pay for it with the high housing prices

It is all the buzz right now, Mary Hutchison, SRES, ABR and like I have said before, the people driving the decisions know little or nothing about our industry. The only winner in all this is the attorneys when paid their fees. Cha-ching!!!
